Let Only Service

  • Assessment of your property by our experienced lettings manager with advice on achievable rent and presentation of your property for let.
  • Advertising of the property on the principal property web sites
  • Conducting early morning, evening and weekend viewings of the property
  • Check of employer, landlord and bank references from tenants
  • Drafting leases for all tenants to sign, with any additional conditions you may require included
  • Collection of the deposit and first month's rent
  • Assistance in registering the tenancy with the PRTB.
  • Assistance in arranging a B.E.R. (Building Energy Rating) Certificate
  • Transfer of utilities to the tenants name if allowed (depending on the provider, some providers will not deal with a 3rd party)
  • Setting up of standing order for future rental payments to the landlord's account
  • Supplying a closing statement to the landlord and transfer of monies due to account.

With our Let Only Service there is a once off fee payable at the commencement of the tenancy. Thereafter ADAMS MORGAN have no more involvement in the tenancy other than to offer local tradespersons in the assistance of any problems arising at the rental property and liaising with the landlord and tenant.

Full Let and Property Management Service

Our management service is designed to give peace of mind to you and deal with all issues associated with your rental properties. We are the point of contact of your tenants 24 hours a day, 7 days a week. The key elements of this service are all the elements of the Let Only Service plus

  • Property Maintenance
  • Regular Property Inspections
  • Act as Liaison between tenant and landlord
  • Key Holder
  • End of Tenancy Inspection and assist Closure of utility accounts
  • PRTB Mediation when required

For Full Letting and Property Management, there is no initial up front fee, our fee is deducted as a percentage of the monthly rental income. In the event that a tenant should vacate the property before the end of the tenancy agreement, we will agree to re-market your property for free.
